Estimates & Pricing

  • Do you offer free estimates?

Yes. Simple Roofing LLC offers free, no-obligation estimates with no sales pressure. In most cases, we can provide a same-day response or arrive within two hours of your call. Our team will inspect your roof, take detailed photos, and email you a written estimate — all with no obligation to move forward with the project.

  • How much does a new roof cost in Greenwood, IN?

For a typical 2,000-square-foot single-family home in Greenwood, a complete tear-off and asphalt shingle roof replacement generally costs between $9,000 and $16,000. Pricing can vary based on factors such as the type of shingles selected, roof pitch, the number of existing layers that need to be removed, roof complexity, including valleys, dormers, and chimneys, and whether any decking repairs are required. Simple Roofing LLC provides free inspections and detailed written estimates with clear, upfront pricing and no hidden surprises.

  • Do you offer financing or payment plans?

Yes. Simple Roofing LLC offers financing options for qualified homeowners through trusted lending partners, with same-day approvals often available. Be sure to ask about current 0% promotional financing offers when you schedule your free estimate.

  • What is the difference between a roof inspection and a roof estimate?

A roof inspection includes a detailed 21-point evaluation of your roof’s exterior and attic space, along with a written photo report documenting the roof’s overall condition. An estimate, on the other hand, is a pricing proposal for recommended repairs or replacement work. Simple Roofing LLC provides both services at no cost. Many homeowners request inspections even when no repairs are needed, whether for peace of mind, insurance records, or as part of a home-buying or selling process.

Roof Replacement

  • How long does a roof replacement take?

Most single-family roof replacements can be completed in just one day, while larger or more complex projects may require two days. Simple Roofing LLC includes complete same-day cleanup with every job, including a magnetic sweep of the driveway, walkways, and surrounding yard to remove stray nails and debris.

  • Should I repair my roof or replace it?

In many cases, a roof repair is the best option when the damage is limited, the roof is less than 15 years old, and the overall roofing system is still in good shape. A full replacement is usually recommended for roofs over 20 years old, roofs with multiple leaks, significant granule loss, or visible daylight coming through the attic. Simple Roofing LLC will give you an honest assessment of what makes the most sense for your home — we never push a replacement when a repair is the better solution.

  • What roofing brands and materials do you install?

We are an Owens Corning Preferred Contractor and also install GAF, CertainTeed, Atlas, and Mule-Hide products. We work with architectural asphalt shingles, metal (standing seam, exposed fastener, stone-coated steel), cedar shake, and flat roofing systems (TPO, EPDM, modified bitumen).

  • What is the typical lifespan of an asphalt shingle roof?

Modern architectural (dimensional) asphalt shingles typically last 25–30 years in central Indiana when properly installed and ventilated. Older 3-tab shingles last 15–20 years. Lifespan depends on the brand, color (lighter colors last longer in heat), attic ventilation, and exposure to severe weather.

  • What is the difference between architectural shingles and 3-tab shingles?

Architectural (also called dimensional) shingles have a layered, sculpted appearance and a 25–30+ year lifespan. 3-tab shingles are flatter, less expensive, and only last 15–20 years. Architectural shingles also carry better wind ratings and a more upscale curb appeal. We recommend architectural shingles for virtually every Indiana home — the cost difference is small, and the lifespan and resale value difference is significant.

  • What roof colors are available?

We can install any color offered by Owens Corning, GAF, CertainTeed, Atlas, or Mule-Hide — typically 30+ colors per brand. The most popular choices in Greenwood and the south side of Indianapolis right now are Driftwood, Onyx Black, Estate Gray, and Brownwood. We bring physical color samples to every estimate so you can see them against your home in natural light.

  • What is the best time of year to replace a roof?

Spring through fall is ideal in Indiana, but we install year-round. Asphalt shingles can be installed safely in winter as long as temperatures stay above the manufacturer's minimum (typically around 40°F). If you have an active leak, don't wait — we can tarp the roof immediately and replace it when conditions are right.

Roof Repair

  • Do you offer emergency roof repair?

Yes. Same-day emergency service is typically available Monday through Saturday, 8am–8pm. If you have an active leak, call or text (317) 296-7171 immediately, and we will get a tarp up to stop the water until we can complete the permanent repair.

  • Will you tarp my roof after storm damage?

Yes. Emergency tarping is available six days a week, 8am–8pm. If a tree branch hits your roof, severe weather damages your shingles, or you discover an active leak, call us right away, and we will deploy a tarp to prevent further water damage. The permanent repair can be scheduled once the immediate issue is contained.

  • Can you match my existing shingles for a repair?

We do our best. We keep current samples of all major Owens Corning, GAF, and CertainTeed colors. On older roofs, the existing shingles may have weathered enough that a perfect match isn't possible, but for repairs on rear or side slopes, this is usually acceptable. If a perfect match is critical and we can't achieve it, we will recommend a full slope replacement instead.

Storm & Insurance

  • Do you handle homeowners' insurance claims for storm damage?

Yes. We work with all major homeowners' insurance carriers in Indiana. We meet your adjuster on-site, document the damage with photos and detailed notes, and handle the claim paperwork from start to finish. Most properly documented storm damage claims are approved.

  • How do I know if my roof has hail or wind damage?

Most homeowners can't see hail damage from the ground. It appears as small black or shiny spots on the shingles where the granules have been knocked off. Wind damage often shows up as missing, lifted, or creased shingles. We offer free, no-obligation hail and wind inspections, and if we find damage, we will document it for your insurance claim.

  • How do I file a roof damage insurance claim?

First, document the visible damage with photos as soon as it's safe. Second, call us for a free inspection and written photo report. Third, call your insurance carrier to open a claim and get a claim number. Fourth, we'll meet your adjuster on-site to walk the roof together. In most cases, properly documented claims are approved within two to four weeks.

  • How long do I have to file a roof damage claim in Indiana?

Most Indiana homeowner policies allow up to one year from the date of the storm to file a claim, though some carriers have shorter windows. Check your policy or call your agent. We recommend documenting any potential damage as soon as possible after a storm, so you have evidence even if you file later.

Gutters, Siding & More

  • Do you install and repair gutters?

Yes. We install seamless aluminum gutters in 5" and 6" K-style profiles, available in 25+ colors. We also handle gutter repair, re-pitching, re-hanging, fascia replacement, and downspout extensions. For routine standalone gutter cleaning, we can refer you to a trusted partner.

  • Do you repair and install siding?

Yes. We install and repair vinyl, fiber cement (James Hardie), and aluminum siding. Services include full siding replacement, individual panel replacement, storm damage repair, and color-matching for older siding when possible.

  • Do you handle soffit and fascia repair?

Yes. We repair and replace rotted wood soffit and fascia, and can upgrade to low-maintenance aluminum or vinyl. Soffit and fascia work is often required alongside roof replacement when long-term water damage has been an issue.

  • Do you offer commercial roofing services?

Yes. We provide commercial roof installation and repair throughout central Indiana, including flat roofing systems (TPO, EPDM, modified bitumen) and commercial metal roofing. We have experience with apartment complexes, retail, office, and light industrial properties.

Process & Warranty

  • How does the Simple Roofing LLC process work?

It's straightforward. You contact us by phone, text, or our website. We schedule a free inspection at your convenience. One of our specialists walks the roof, takes photos, and provides a written estimate and honest assessment within two hours. If you decide to move forward, we coordinate materials, pull any required permits, and complete the job — typically in one day. Same-day cleanup with a magnetic sweep is included on every project.

  • Do you handle building permits?

Yes. Most jurisdictions in Greenwood, Indianapolis, and Johnson County require a permit for a complete roof replacement, and we pull it as part of the job. You will not need to coordinate with the city — we handle the paperwork and inspections.

  • What warranty do you offer on your work?

Every Simple Roofing LLC project includes a 5-year workmanship warranty, in addition to the manufacturer's material warranty (typically 25 to 50 years, depending on the shingle line). The workmanship warranty transfers to the next owner if you sell the home.

  • What is your cleanup process after a job?

We take cleanup seriously. Landscaping is tarped before the tear-off begins, all old materials are hauled away the same day, and we finish every job with a magnetic sweep of the driveway, walkways, and yard for any stray nails. Your property will be cleaner when we leave than when we arrived.
