A commercial roof that isn't maintained costs more in the long run. Small problems — a lifted seam, a clogged drain, a cracked flashing — become large, expensive problems when they go undetected. Proactive maintenance is one of the highest-ROI things a property manager can do for a building's envelope.
Our commercial roof maintenance programs put a licensed contractor on your roof twice a year to find problems while they're still small, make minor repairs on the spot, and give you a written record of the roof's condition.
What Each Maintenance Visit Includes
- Full membrane inspection: We walk the entire roof surface and check for blistering, cracking, punctures, and areas of concern.
- Seam and lap check: TPO and EPDM seams are inspected for separation or lifting.
- Flashing inspection: All penetrations, parapet walls, edge metal, and flashing transitions are checked for gaps and deterioration.
- Drain and scupper clearing: Blocked drains cause ponding, which accelerates membrane wear and adds roof load. We clear all drains during each visit.
- Minor repairs: Small issues found during the inspection are repaired on the spot — included in the program cost.
- Written condition report: You receive a written summary of findings and repairs after every visit, with photos.
Why Regular Maintenance Matters
Most commercial roof manufacturer warranties require documented regular maintenance to remain valid. Skipping maintenance can void warranty coverage on a roof that still has years of life left — meaning a problem that should have been covered comes out of your pocket.
Beyond warranty compliance, the documented maintenance history becomes a valuable asset when it comes time to sell the building or renew insurance. It shows the roof has been managed responsibly.
