Most people only think about their roof when something goes wrong. By then, a problem that could have been a quick fix has often turned into water in the attic or stained drywall in the living room. A roof inspection is how you get ahead of that. What We Look at on the Roof Itself
A proper roof inspection starts on the roof, not from the driveway. We get up there and check the things that tell us how much life your roof has left and whether water has a way in.
We look at the shingles first: are they lying flat, or are edges curling and corners clawing? Are any cracked, broken, or missing? We check for granule loss, the coarse grit that washes off aging asphalt shingles and signals the protective layer is wearing thin. Then we move to the parts of the roof that fail most often, which are almost never the shingles in the middle of a slope. We check the flashing around chimneys, vents, and skylights, the valleys where two slopes meet and water concentrates, and the seals around every penetration. We look at the ridge and the eaves, and we check whether previous repairs were done right or just patched over.
If you have gutters, those get a look too, because a roof and its drainage work as one system. Clogged or sagging gutters back water up under the shingle edge, and that’s a common source of leaks people never trace back to the gutter.
What We Check Inside and Underneath
A lot of what tells the real story isn’t visible from the top. Whenever we can get into the attic, we do, because the underside of the roof deck shows things the surface hides.
Up there we look for daylight coming through the boards, dark water staining or streaking on the underside of the deck, damp or compressed insulation, and signs of mold or rot. We check the ventilation, because an attic that can’t breathe traps heat and moisture and shortens the life of the whole roof from the inside out. A roof can look fine from the street and still be quietly failing underneath, and the attic is where you catch that early.
Why Summer Is the Right Time in Indianapolis
Central Indiana puts a roof through a lot, and summer is when the damage from the rest of the year tends to surface. Spring storm season brings hail, straight-line winds, and the kind of heavy rain that finds any weakness. By June, your roof has been through the worst of it, so an inspection now catches storm damage while it’s still fresh and before summer heat and UV exposure make it worse.
There’s a practical reason too. Summer is dry and warm enough for repairs to be done properly, and it’s well ahead of fall, when every homeowner in the area suddenly wants their roof looked at before winter. Getting on the schedule in June or July means you’re not competing for a spot in October, and you’ve got time to plan any work instead of scrambling.
